We heavily rely upon the information listed in the Maricopa County Tax Record for property characteristics such as square footage, number of rooms, construction type, lot size, etc. The information you find listed on our website pertaining to properties we are selling is a reprint of the property specifications listed in the County Assesor's records. While we believe them to be accurate, on occasion, they are innacurate.

If the property is vacant, we list basic information about the condition of the property, but it is an opinion, not a guarantee or warranty. We make no representations or warranties about any of these features and we do not receive any guarantee or warranty when we purchase the property. We arrive at these prices assuming that an Investor will perform a reasonable amount of property reconditioning, and sell the property into the Retail market, and we believe our pricing affords the Investor an opportunity to make a reasonable profit at the end of each venture, but we make no such guarantees or representations. We welcome the use of a "Buyers Agent" if you feel you need to use one, but the prices listed are "net to the Seller", and we are not offering any third party fees deducted from that price., so if you are represented by a Buyers Agent, pleawes add the fees to the purchase price.

We ARE NOT investment advisors, or property brokers (although some of our staff hold Real Estate Sales, or Real Estate Brokers licenses in Arizona), we are Principals offering our properties to other Principals.
